How to Write a Real Estate Listing Description That Sells
Knowing how to write a real estate listing description (a property description, as most of the world calls it) that sells comes down to structure, not talent. Buyers decide in seconds whether to keep reading, so a good description puts the strongest fact first, backs it with specifics, and makes the next step obvious. Here is a five-part structure, a fill-in template, a worked example, and the mistakes that cost viewings.
Before you write: collect the facts
A property description is only as good as the facts behind it. Before you write a word, gather:
- The basics: property type, price, location, bedrooms, bathrooms and size (in the unit your market uses).
- What's been done: new kitchen, roof, boiler, windows or wiring, and the year.
- Outside: garden size and direction, parking, garage, balcony or terrace.
- Location facts: walking time to transport, schools, shops or the beach, measured, not guessed.
- Running costs and legal details: service charge or HOA fee, tenure, and anything your market requires in adverts.
That last point varies by country. UK listings must show material information such as the council tax band and tenure (National Trading Standards). Ireland requires the BER energy rating in every sale or rental advert (Law Society of Ireland), and Germany requires energy certificate details (GEG §87). Check your local rules before you publish.
The five-part structure
1. Headline: the one thing
Lead with what makes this property different, in plain words: "South-facing garden and new kitchen, 5 minutes from the station" beats "Stunning family home". Keep it under about 80 characters so it isn't cut off.
2. Opening line: hook plus proof
Repeat the hook with a fact a buyer can check. This line often shows in search results and previews, so it has to work alone.
3. The walk-through
Move through the home in the order a visitor would: entrance, living space, kitchen, bedrooms, bathrooms, outside. Give each room one concrete detail, such as size, light, storage or an upgrade.
4. Location and lifestyle
Describe what's nearby with distances or times. Describe the property, never the "ideal" buyer: phrases such as "perfect for families" can breach fair housing and equal treatment rules (Wisconsin REALTORS Association).
5. Practical details and call to action
Finish with price, availability, running costs and one clear next step: "Call to arrange a viewing this weekend."
Free real estate listing description template
Copy this template and replace each bracket with a fact. Delete any line you can't fill truthfully.
[Headline: the one standout feature + location, under 80 characters]
[Opening: the standout feature again, with a checkable fact: size, view, distance or year of work.]
[Walk-through: entrance and living space with one detail. Kitchen: what's new or notable. Bedrooms: number, sizes, storage. Bathrooms: number and any upgrades.]
[Outside: garden size and direction, parking, garage or terrace.]
[Location: 2–3 nearby places with walking or driving times.]
[Practical: price, running costs, tenure or lease terms, availability. Local legal details such as energy rating.]
[Call to action: one clear next step.]
The template filled in: an example
Here is the template used for a made-up three-bedroom house. Every line comes from a fact on the agent's checklist, and nothing is there that a buyer couldn't check at the viewing.
South-facing garden and 2024 kitchen, 7 minutes' walk from the station
This three-bedroom semi-detached house pairs a 20-metre south-facing garden with a kitchen refitted in 2024.
The front door opens into a wide hall with a cloakroom. The living room has a bay window and an original fireplace, and opens into the kitchen-diner, where the new kitchen has quartz worktops, an induction hob and double doors to the garden. Upstairs, the main bedroom fits a king-size bed and fitted wardrobes, the second bedroom is a double, and the third works as a single or a home office. The family bathroom was updated in 2021 and has a walk-in shower.
Outside there is a lawn, a paved terrace and a driveway for two cars.
The station is a 7-minute walk, the primary school 5 minutes and the high street 10.
Freehold. Energy rating C. Available with no onward chain.
Call to book a viewing this week.
Why it works: the headline names two features a buyer is searching for, each room gets one checkable detail, the distances are measured, and it ends with a single next step. Swap in your own market's details, such as square feet, HOA fees or the MLS character limit.

Words to use and words to avoid
Concrete nouns sell better than adjectives. Zillow's study of 3.6 million sales found that listings naming features such as "steam shower" or "hardwood floors" sold above expected values, while "new carpets" brought no premium at all (Zillow, via Builder). Use:
- Named materials and features: oak floors, quartz worktops, vaulted ceiling, walk-in wardrobe.
- Measurable claims: 60-foot garden, 3-minute walk, 2025 roof.
- Honest condition words: renovated, updated, original, needs modernisation.
Avoid empty superlatives ("stunning", "must-see"), cramped-room euphemisms ("cosy", "compact") unless you show the size, and anything you can't prove. Our list of real estate words that sell has 150 alternatives grouped by room.
Common mistakes that cost viewings
- Burying the best feature in the fourth paragraph.
- Writing for the wrong length. Portals and MLSs cut off long text, so check the limit first.
- Overclaiming. In the UK, misleading property adverts breach consumer protection law, and buyers who feel misled walk away. Our page on AI for estate agents covers the UK, Irish, Australian and New Zealand rules.
- Copying the developer's or a previous agent's text. Duplicate descriptions add nothing for buyers or search engines. See how to make property pages on your own website rank.
- Forgetting the call to action. Tell people exactly how to book a viewing.
Write it faster with AI
Once the structure is clear, AI can do the drafting. Our free listing description generator takes the facts from your checklist and writes the headline, description, highlights, social posts and a client email in this structure. It writes only from the details you give it and flags anything it can't support. You can set an exact character count for your portal, and you can also write a listing description from your phone at the property. Always read the result once before publishing: you know the home, the AI doesn't.
