Write a Listing Description From Your Phone in 60 Seconds
You're standing in the property, the details are fresh, and your laptop is back at the office. Most agents already run their business from a phone: in an NAR technology survey reported by HousingWire, 96% of agents said they use a smartphone every day. Here's how to write a listing description from your phone in about a minute, and the two minutes of preparation that make it possible.
Why write the listing at the property
Details fade fast. By the time you're back at your desk, you've forgotten which bedroom had the fitted wardrobes, whether the garden faced south, and the year on the boiler. Writing on the spot means:
- More accurate copy: you check facts while you can see them.
- A faster launch: the listing can go live, or go to the vendor for approval, the same day.
- Better detail: the small things that make a description specific, such as morning light or the view from the bath, are right in front of you.
What to capture in two minutes
Use your phone's notes app, or your phone keyboard's built-in dictation, and walk through the property once:
- Basics: type, bedrooms, bathrooms, approximate size, parking.
- Three standout features: the things you'd mention first on a viewing.
- What's new: kitchen, bathroom, roof, boiler, windows, with years.
- Outside: garden size and direction, terrace or balcony.
- Location facts: check walking times to the station, shops or school on your maps app rather than guessing.
- Legal and running costs: anything your market requires in adverts, such as the council tax band and tenure in the UK, the BER in Ireland, or HOA or condo fees in North America.
Take your photos on the same walk-through. Buyers judge a listing by its photos first, so shoot in landscape with the lights on.
The 60-second workflow
- Open the generator in your phone's browser (5 seconds). Our listing description generator works in any mobile browser, with nothing to install. Add it to your home screen so it opens like an app.
- Choose "Write a new listing" (5 seconds). Pick sale or rent and the property type. If you already have a draft, choose "Improve my listing" and paste it instead.
- Fill in the facts (30 seconds). Price, location, rooms and size, then tap the feature chips that apply. Paste your dictated notes into the "More info" box.
- Generate (10 seconds). You get the description, a headline, highlights, social posts, WhatsApp messages and a client email in one go.
- Check and copy (10 seconds or more). Tap any line to edit it, then copy the description straight into your portal app, or send it to the vendor to approve.
The timings assume your notes are ready. The first time takes longer while you learn the form, and reading the result properly is worth an extra minute every time.
Share straight from your phone
Because everything is on your phone, the listing can go out before you leave the driveway:
- WhatsApp: send the ready-made message to a buyer who asked about homes like this, or post the status version.
- Instagram and Facebook: copy the caption and post it with the photos you just took. Our just listed post examples show what works on each platform.
- Email: send the client email to your buyer list.
Tips for writing listings on mobile
- Dictate, don't type. Your keyboard's microphone button turns spoken notes into text. Speak in short facts: "kitchen refitted 2024, quartz worktops, island".
- Save as you go. The form keeps your details in your browser as you type, so a phone call won't lose your work.
- Save the listing. Sign in and save it to "My listings" to open it again on your laptop later.
- Check the facts once more. AI writes only from what you give it, but you're the one who knows the property. Read before you publish.
- Watch the length. If your portal has a character limit, set the exact count so the text fits first time.
When to finish at your desk
For a luxury property, a complex land sale or a listing with legal details to confirm, use the phone draft as your starting point and finish it later. The structure in our guide on how to write a property description helps you polish it. If you're new to AI tools altogether, start with AI for real estate agents who aren't tech people.
